If your property is being viewed (on-line statistics are available), but not getting shown the property is being ruled out because they are seeing better value in your competition (price).  If you are getting an above average number of showings but no offers, it is price, location or conditions.  The good news is if you are getting showings you can at least ask the showing agents or ask the potential buyers if you are FSBO what they are seeing that beats your home and  act accordingly.
